Our GHDMC Property Portfolio includes a diverse mix of affordable housing communities managed by the PHA, providing safe and stable homes for eligible residents throughout the area.
Woodland Park – Phase I
Woodland Park Phase I is a 96-unit mixed-finance affordable housing development originally constructed in 1970. The redevelopment was delivered through a HUD partnership between the Gainesville Housing Authority and Pinnacle Housing Group as part of a broader 302-unit revitalization effort. Phase I consists of four residential buildings and a community clubhouse, with civil engineering design services provided by DRMP. The development includes a mix of deeply affordable units, including 30 public housing units and 30 project-based voucher units. Overall, Phase I represents a significant reinvestment in long-standing affordable housing within the surrounding community.
Oak Park (Planned Rehabilitation)
Oak Park is a 101-unit senior housing community planned for future rehabilitation. The project will preserve deeply affordable housing for seniors while improving building systems, accessibility, and overall quality of life for residents.
Build-First Site
The Build First Site is a planned development located along Waldo Road near NE 3rd Avenue in East Gainesville. The site is planned to include a four-story residential building with 72 units. This project represents GHA/GHDMC’s first development under the Choice Neighborhoods initiative and is a foundational step in the broader redevelopment strategy for the East University Avenue Choice Neighborhood. The Build First Site reflects the organization’s commitment to advancing new housing opportunities while laying the groundwork for future phases of neighborhood reinvestment. The project aligns with GHA’s long term housing and development goals and supports the implementation of strategies identified through the Choice Neighborhoods planning process.
Woodland Park – Phase II (The Oaks at Sweetwater)
Woodland Park Phase II is a 144-unit mixed-finance redevelopment currently underway in East Gainesville. The project represents the second phase of a broader redevelopment effort to replace aging public housing with modern, energy-efficient units. Phase II is being developed through a partnership between the Gainesville Housing Authority and NewStar Development and reflects a significant investment in long-term neighborhood reinvestment and housing quality.
302 House – ADU
The 302 House is a newly constructed infill project that provides three affordable housing units on a single site. The development includes a three-bedroom single-family home with an attached one-bedroom unit, as well as a detached two-bedroom accessory dwelling unit. All units feature durable LVP flooring, energy-efficient appliances, and in-unit laundry. The property is located on a corner lot along NE 25th Street, near Duval Nature Park, with convenient access to East University Avenue. The project was partially funded through the City of Gainesville’s Community Development Block Grant (CDBG) program, with GHDMC providing long-term property management and maintenance.
Duplex Development – Southwest Gainesville
GHDMC developed, owns, and manages a duplex constructed in 2022 in Southwest Gainesville. The property was built as new construction and is maintained as long-term affordable housing, reflecting GHDMC’s capacity to deliver small-scale residential development from concept through ongoing operations.
